1. The service
Second House provides (a) a marketing site listing curated luxury vacation rentals, (b) a 24/7 AI concierge named Elena to help plan a stay, and (c) a self-serve management platform for property owners. Final reservation confirmation, payment, and the rental agreement itself are between you and the individual property owner (or our managed-service team, if listed under our portfolio).
2. Booking inquiries
Submitting an inquiry through this site is a request, not a confirmed reservation. We'll respond with availability and a quote. Your stay is confirmed only once payment terms are agreed and the operator issues a confirmation.
3. Acceptable use
- Don't submit false or impersonating information.
- Don't abuse the Elena chat (no spam, no automation, no probing for jailbreaks).
- Don't scrape, mirror, or republish property content without permission.
4. AI concierge (Elena)
Elena is powered by Anthropic's Claude. She can make mistakes — treat suggestions as starting points, not contracts. For binding details (price, availability, policies) always confirm with our team.
5. Property owners
If you list a property with us (curated or self-serve), the per-listing agreement we sign with you supplements these terms; conflicts are resolved in favor of that agreement.
6. Liability
The site is provided “as is.” To the maximum extent permitted by law, we're not liable for indirect or consequential damages arising from the use of this site or the concierge.
7. Governing law
These terms are governed by the laws of Spain. Disputes go to the competent courts of the operator's registered seat unless mandatory consumer-protection law assigns jurisdiction elsewhere.
